Gateway 14, Stowmarket, Suffolk, has launched its new website and brochure for the 156-acre park showing the proposed infrastructure layout and indicative masterplan for up to 2.3m sq ft of business and logistics space.

The park will deliver a range of opportunities for occupiers. New facilities will be available on a bespoke build to suit basis making it the ideal location for logistics, manufacturing, R&D and office users. The mixed-use park will comprise high-specification space for a wide range of uses, with potential to build B1, B2, B8 and ancillary E(b) and C1 units.

It will have the benefit of on site and local amenities and will also provide access to a strong local and regional labour pool.

Designed to meet today’s business needs whilst preparing for the future, the scheme will feature high-quality landscaping with an enhanced biodiversity zone, to retain the site’s thriving ecology whilst creating a vibrant, attractive, and healthy working environment for employees.

Following public consultation, a planning application is to be submitted shortly and if successful infrastructure work will commence in spring 2021 with bespoke buildings being constructed in parallel, for occupation in early 2022.

The landmark development is strategically located in a prime position along the A14, perfectly situated for logistics and manufacturing. The A14 provides access to Ipswich and Felixstowe, as well as the A12 and the wider national motorway network. Gateway 14 bridges the gap between the Midlands and one of Europe’s largest and busiest container ports at Felixstowe is the country’s primary route for export to European and global markets, opening gateways to business.

42-acres (17HA) of Gateway 14 has designated enterprise zone status, giving businesses the resources to flourish, and regional economies the opportunity to grow. Incentives include business rates relief of up to £275,000 over five years.
