Jaynic sells site in Haverhill, Suffolk to Taylor Wimpey for up to 155 new homes

Developer Jaynic has sold its 13.84-acre (5.6 hectares) Weaver’s View site at Haverhill, Suffolk to Taylor Wimpey (East Anglia) for up to 155 new homes, including 30% affordable housing.

The property is situated on the western edge of Haverhill, forming a gateway site, that is Cambridge facing via the A1307.

This is the second time that Jaynic has sold land to Taylor Wimpey in this location, with a previous sale in 2014 on land adjacent developed as the 150 unit ‘Arboretum’ scheme.

Jaynic director Andrew Anderson says: “We are very pleased to have concluded the sale of the site to Taylor Wimpey with whom we have a close relationship having undertaken schemes in association with them here in Haverhill and in Bury St Edmunds.

“Weaver’s View provides an attractive setting in a semi-rural location, with attractive views out to open countryside whilst benefiting from excellent nearby amenities and transport connections to surrounding regional centres, notably Cambridge to the north west,” adds Anderson.

Taylor Wimpey Managing Director Bryn Maidman, says: “We are delighted to reaffirm our commitment to Haverhill with this latest purchase of land in the area. Our plans include the delivery of 155 new homes, as well as improvements to landscaping, areas of public open space and local infrastructure.

We are excited for work to start on site and anticipate the first homes to be ready  for sale in 2023.”

Haverhill is well located to take advantage of the growth of the Cambridge economy and its southern technology cluster and as a result, has a high level of out-commuting. Key areas of work attracting people from Haverhill are the renowned Addenbrooke’s Hospital Campus in Cambridge and the southern Cambridge cluster of major biotechnology companies and business parks.

Well placed satellite towns such as Haverhill have benefitted from growth and are seeing housing demand from commuters to Cambridge. The major driver of this surge in activity is the affordability in Haverhill as it offers a great value alternative to Cambridge and its surrounding satellite villages. Buyers priced out of Cambridge and the surrounding market are looking further out to Haverhill where they can find the same house type and size at a lower price point.

New homes at Weaver’s View will be of significant interest to first time buyers looking to get onto the property ladder, young families looking to upsize from their current property, growing families looking for a more substantial property but unable to afford Cambridge prices as well as professionals working at the Cambridge research parks and Addenbrooke’s Hospital Campus.

Weaver’s View is capable of generating mass market appeal. Not only will it capture the steady flow of buyers from the M11 corridor and Cambridge, but it will also generate interest from those already located in and around Haverhill.

Jaynic continues to have an interest in part of the Haverhill Research Park site having developed The EpiCentre overlooking the Spirit of Enterprise roundabout. Jaynic still owns 1.85acres adjacent to The EpiCentre for business, technology or warehouse development.
