The site was sold to Taylor Wimpey in July 2014 following a competitive tender process.


A former coal and waste depot, the site was subject to significant contamination and other technical issues. However, it provided an opportunity to deliver a high quality family housing scheme with an outlook over the adjacent RSPB wildlife reserve.

Outcome / Achievements

An outline planning permission for 79 houses was successfully negotiated. This included a viability appraisal which allowed us to accommodate the significant remediation and servicing costs, whilst still providing affordable housing.

All of the contamination and technical issues were fully investigated and the site was marketed with the benefit of a suite of costed solutions. This ensured we were able to minimise risk and maximise the sale price.
