Workman LLP Appointed As Property & Estate Managers At Gateway 14, Stowmarket, Suffolk

Workman LLP has been appointed as property and estate manager on Gateway 14, the 2.36m sq ft business, logistics and innovation development at Stowmarket, Suffolk.

Workman LLP will be responsible for the advising in relation to the formation of the estate management strategy and delivering the day-to-day management of Gateway 14, one of the largest ever developments in East Anglia and part of the newly approved Freeport East area. Workman are experienced property managers and manage a number of large prestigious business parks across the UK.

The scheme, that was granted planning consent in October last year, is a development by Gateway 14 Ltd (wholly owned by Mid Suffolk District Council) and developer Jaynic, that has a strong track record for delivering high quality business and logistics parks on a speculative and bespoke basis in the East Anglian region.

Freeport East, is one of eight new Freeports in England that benefit from different tax and custom rules. In December 2021, Freeport East received approval for its outline business case and the Tax Site designation for Gateway 14 was approved meaning occupiers will be able to access the financial incentives immediately. Freeport East hopes to generate a Gross Value Added (GVA) of £5.5 billion and create up to 13,500 jobs for the area over 10 years.

Gateway 14 will deliver a range of opportunities for occupiers. New facilities will be available on a bespoke and speculative basis making it the ideal location for office, R&D, logistics and manufacturing users. The mixed-use park will comprise high-specification space, with potential to build E(g), B2 and B8 units.

Ben Oughton, Jaynic’s Development Director, said:

“Workman is a natural fit for Gateway 14 having a huge reputation for managing developments of substantial size. There is already significant interest in the development with the freeport benefits and its location adjacent to the A14 being of great appeal to potential occupiers and it will require extremely active management for which Workman is known throughout the UK and beyond.”

Mark Smith, Partner at Workman commented:

“We are delighted and proud to be appointed to provide management services for Gateway 14, working alongside Jaynic. To manage what will be a hugely significant Business, Logistics and Innovation Park in the East is an exciting opportunity for Workman.”

Sir Christopher Haworth, chairman, Gateway 14 Ltd added:

“Gateway 14 is a flagship development for the region with opportunities for a range of national and international businesses, boosted by the Freeport East designation. Our ambition has always been to deliver high quality space for businesses, and in turn, create employment opportunities for Stowmarket and the surrounding region.”
